Board consult
A session with the president, treasurer, or finance committee. What the package is actually saying. What to ask the manager next month.
A working session for boards, owners, and management companies — on a building, a policy, a takeover, or a fee schedule — before commissioning a full review.
Consultation is the shorter engagement. You bring the question, we tell you what matters, what to pull, and whether the next move is a full advisory review, a management conversation, or a call with counsel.
Boards use it before an annual meeting. Owners use it before they buy, sell, or sublet. Operators use it when a rental building is not behaving like the pro forma.
A session with the president, treasurer, or finance committee. What the package is actually saying. What to ask the manager next month.
A first pass on the contract, the fee schedule, and three months of invoices — enough to know if a full advisory engagement is warranted.
Sublet, alteration, flip tax, and occupancy questions read against the bylaws and the proprietary lease or offering plan.
A buyer, seller, or sponsor who wants the building’s financials and governing papers read before the board package goes out.
Lease structure, collections, turnover, and whether the building is being run as a rental or as an afterthought to a co-op property.
A second read on two or three bids — roof, facade, boiler, hallway, whatever is on the table. Scope, unit prices, allowances, and what is missing.
Elevator, HVAC, boiler, landscaping, porter contracts. If the building feels overpriced, send the agreement. We will say whether the rate and the scope match the work.
If the consult turns into a full review or a management proposal, that is a separate engagement. We say so before the clock starts.
